What is your house actually telling you?
Pick the symptom you notice most. We’ll tell you the likely cause and the repair we’d look at first - before anyone comes out.
Likely diagnosis
Humid coastal air is coming up through your floor
A musty smell upstairs almost always starts below. Vented crawl spaces pull in warm, wet coastal air that condenses on cool framing and ductwork, then rises into your living space through every gap in the floor.
The fix we’d look at first
Crawl Space Encapsulation →Seal the floor and walls, close the vents, add drainage and a dehumidifier - the space stays dry and conditioned year-round.
A self-check is not a diagnosis. Only an on-site inspection can confirm what is happening under your home.

A permanent seal - not a plastic patch
A sheet of plastic thrown over the dirt does nothing in a humid coastal climate. Full encapsulation seals the floor and walls, closes the vents, and adds drainage and dehumidification - so the space stays dry and conditioned all year.

What homeowners say
Trusted from St. Simons to Amelia Island
“Our floors had gotten soft and the whole downstairs smelled musty. They inspected the crawl space, showed us photos of the rot and moisture, and fully encapsulated it. The smell is gone, the floors feel solid, and our humidity finally stays under control.”
“We had stair-step cracks and a door that wouldn't close. They installed push piers and actually lifted the corner back. The cracks closed up and everything works again. They explained every step and the price didn't change.”
“After a free inspection they found rotted wood posts under our 1920s house and replaced them with steel jacks and a new beam. No more bounce in the living room floor. Honest, on time, and they treated our old house with real care.”

Straight answers about cost, timing and what actually works
How much does crawl space encapsulation cost?
Most coastal encapsulation projects run about $5,000–$15,000. The variables are square footage, how much drainage the space needs, debris and old barrier removal, structural repairs found along the way, and whether a dehumidifier is included. You get one fixed written price after the free inspection - not an hourly rate that drifts.
What do foundation piers cost?
Pier work is priced per pier, and the count comes from the engineering - how much of the structure has settled, how deep load-bearing soil sits, and the weight of the house. That's why we won't quote piers over the phone. After the inspection you get a fixed price with the pier count, locations and depth expectations written down.
Is the inspection really free?
Yes, and there's no obligation attached. We take moisture and humidity readings, check framing and supports, photograph what we find and leave you a written report with a fixed-price plan. If your home doesn't need work, we tell you that and you keep the report.
Can I finance the work?
Yes - low monthly payment plans are available with approved credit, and applying takes minutes during your inspection appointment. We'll show you the fixed price and the monthly option side by side so you can decide with real numbers.
Does homeowners insurance cover foundation repair?
Usually not. Most policies exclude gradual settlement, earth movement and long-term moisture damage, though sudden events like a plumbing leak under the slab are sometimes covered. Check your policy - and if you're filing, our written report and photo documentation are built to support a claim.
Why is my crawl space wet if it hasn't rained?
On the coast, most crawl space moisture is airborne, not runoff. Warm humid air enters through the vents and condenses on cooler framing, ductwork and pipes - the same way a cold glass sweats. Add a shallow water table wicking moisture up through the dirt and the space never dries out on its own.
