What we see under Midway homes

The land between Midway and Sunbury is flat, low and edged with tidal marsh. Elevations of only a few feet above mean high water are normal, and much of the drainage is sheet flow across open ground rather than anything channelled. When a spring tide coincides with heavy rain, the water table rises to within inches of the surface and crawl spaces fill from below as much as from runoff.

Because those crawl spaces often sit at or slightly below the surrounding grade, water can stand under a house for days after the yard looks dry. So we start outside: grading, downspout discharge and swales that carry water away from the footprint. Inside, interior drain lines and a sump move what still arrives, and only then do the sealed barrier, closed vents and dehumidifier go in. Support repairs - new steel posts, supplemental beams, or piers under sections that have settled into soft ground - come once the space can actually stay dry.
