What moves the price

Six things that decide what your repair costs

  1. Square footage and access

    Liner, labor and materials scale with the footprint. A low or tight crawl space slows the crew, and a sump pit may have to be dug by hand.

  2. Water under the house

    Standing water or a high water table means drainage or a sump before anything is sealed. Marsh-edge and riverside lots usually need it.

  3. What turns up under the old plastic

    Rotted sill plates, joists, posts and girders get repaired before a space is sealed, and that work is priced by the piece or by the foot.

  4. Pier count and depth

    Piers are priced each. The count, spacing and depth come from how much of the house settled, what it weighs and how deep firm soil sits.

  5. How far the house has to move

    A lift on piers costs more than resetting failed interior supports, and plaster, tile and old framing call for a slower, staged lift.

  6. Flood zone, permits and engineering

    Flood-zone homes keep compliant flood openings, structural work can need a permit, and a few jobs need an engineer’s report first.

National cost guides put a typical foundation repair at $2,200–$8,000, about $5,200 on average, with pier jobs higher at $7,000–$30,000. Crawl space repairs usually run $1,000–$7,500 and full encapsulation $5,000–$15,000. These are typical ranges, and the free inspection gives you the real number for your house.

What makes one crawl space job cost more than another?

Size first, then water. A big footprint takes more liner and labor, and standing water means drainage or a sump before anything is sealed. Debris and old plastic to haul out, rot repairs found along the way, a low crawl space that slows the crew and whether a dehumidifier is needed all move the price.

What does a crawl space dehumidifier cost to install?

About $800–$2,000 installed in national cost guides, with its drain line. On this coast a sealed crawl space nearly always needs one to hold humidity down through the summer, and on our quotes it is its own line item so you can see exactly what it costs.

What does a sump pump in a crawl space cost?

Typically $650–$2,000 installed. A crawl space sump costs more to put in than a basement one when the pit has to be dug by hand in a low space. It only goes in where water actually collects.

Do I need a structural engineer, and what does one cost?

Not for every repair. A structural engineer's report typically costs $300–$1,000, and it is worth paying for when a lender, a buyer or a permit office asks for one, or when the settlement is complicated enough that you want an independent design. How do I compare two foundation or crawl space quotes?

Line them up item by item. For piers, compare the count, the type and how each one is verified, by depth and pressure or by torque. For encapsulation, compare how far the liner runs up the walls and piers, the drainage, the vent sealing and the dehumidifier. Then check what each warranty covers in writing, which permits are included and what is left out.
