Jekyll is a barrier island of sand and shell over a shallow water table, with maritime forest through the middle and marsh along the west side. Nothing here sits on rock. Individual piers settle at their own pace, so the failure you see is rarely the whole foundation dropping - it is one line of supports going soft while the rest holds, which reads as a sag or a slope long before it reads as a crack.

Because the houses are open underneath and the island is narrow, the sea breeze pushes humid, salt-laden air through the crawl space continually.
