What we see under Jekyll Island homes

Jekyll is a barrier island of sand and shell over a shallow water table, with maritime forest through the middle and marsh along the west side. Nothing here sits on rock. Individual piers settle at their own pace, so the failure you see is rarely the whole foundation dropping - it is one line of supports going soft while the rest holds, which reads as a sag or a slope long before it reads as a crack.

Because the houses are open underneath and the island is narrow, the sea breeze pushes humid, salt-laden air through the crawl space continually. We find rusted strapping and fasteners, batt insulation soaked through and hanging out of the floor system, ductwork sweating in July, and mold on the underside of the subfloor in homes that look immaculate from the street.

The fix on an elevated island home is a sealed, conditioned perimeter plus honest support work: close and seal the vents, run a heavy barrier up the walls and piers, add dehumidification, then re-shim, replace or pier the supports that have actually moved. All of it is documented in writing, which also makes life easier when the scope has to be shown to the island authority.
