On the Georgia and Florida coast, a vented crawl space is a moisture pump. Encapsulation seals the space off from wet ground and humid outside air - a heavy vapor barrier on the floor and walls, sealed vents, drainage where it's needed, and a dehumidifier that keeps it dry and conditioned all year.
A vented crawl space breathes coastal air
Warm, wet air pours through the vents and condenses on cooler framing and ductwork. Add a shallow water table and sandy soil that drains straight to it, and the space stays damp for months. That's where wood rot, mold odor, pests and rusted duct straps come from - and up to half the air you breathe upstairs started down there.
Seal it, drain it, dry it
We clear the space, correct standing water with interior drainage, then seal the floor and walls with a heavy reinforced vapor barrier, close and insulate the vents, seal penetrations, and set a properly sized dehumidifier with a condensate line. Rotted supports get replaced before anything gets sealed.
A dry, clean, usable space
The musty smell goes away. Relative humidity under the house holds in a controlled range instead of tracking the weather. Floors feel firmer, HVAC works less, and the crawl space becomes storage instead of a place you dread. It's also a documented improvement when you sell.

A full encapsulation - not a plastic sheet
Every scope is written out line by line before we start. A typical coastal encapsulation includes:
- Debris and old, failed vapor barrier removal
- Rotted post, girder and joist repair where needed
- Interior drainage and sump where water collects
- Heavy reinforced liner on the floor, sealed up the walls and piers
- Vents sealed and insulated; rim and penetrations air-sealed
- Properly sized dehumidifier with drain line and humidistat
- Photo documentation before, during and after
What we won’t do
We won't lay plastic over wet dirt and call it encapsulation, we won't seal a space with active water, and we won't sell you a dehumidifier as a substitute for fixing drainage. If a smaller repair solves your problem, that's what goes in the quote.

The questions we get on every inspection
Why is my crawl space wet if it hasn't rained?
On the coast, most crawl space moisture is airborne, not runoff. Warm humid air enters through the vents and condenses on cooler framing, ductwork and pipes - the same way a cold glass sweats. Add a shallow water table wicking moisture up through the dirt and the space never dries out on its own.
Isn't a vapor barrier enough?
A loose sheet of plastic over dirt slows ground evaporation and nothing else. Full encapsulation seals the floor and runs up the walls and piers, closes the vents, seals penetrations and adds dehumidification - that combination is what actually holds humidity down through a coastal summer.
Will encapsulation get rid of the musty smell?
Almost always, because the smell is microbial growth feeding on damp wood, and up to half the air upstairs is drawn from below. Remove the moisture and the source stops. Where growth is already heavy we clean and treat affected wood before sealing.
Do I need a dehumidifier in an encapsulated crawl space?
On this coast, nearly always. Sealing removes most of the moisture load, but a properly sized unit with a humidistat and drain line holds the space in range in August and after heavy rain. It appears as its own line item on your quote.
