What we see under Yulee homes

Yulee sits on mainland Nassau County flatwoods - sandy topsoil over a compacted organic hardpan, with the seasonal high water table often within a foot or two of grade in the wet months. Building here means cutting, filling and compacting on a schedule, and fill that is placed fast and loaded fast consolidates unevenly. That is the single most common cause of the settlement we find in these neighborhoods.

The symptoms follow the fill. Cracks run stair-step through block and stucco at the corners, drywall opens above doors and windows, driveways and front porches separate from the slab, and lanais or additions on shallower footings drop away from the main structure. On the crawl space homes we see the water table instead - dirt that never dries out and a musty smell that comes up through the floor.

The right answer depends on how deep the competent soil is. Helical piers work well under porches, lanais and additions; push piers suit the main structure once we know what it weighs and where it can bear. Lot drainage - swales, downspouts, the grade toward the retention pond - gets corrected at the same time. And because many of these houses are still inside a builder warranty period, the written report and photos matter as much as the repair.
