New steel jacks and supplemental beams take the bounce out of sagging floors and stop further settlement.
Coastal crawl spaces are hard on wood. Original posts sink into damp sand, girders split, and joists that were spanning too far to begin with start to deflect. Adjustable steel jacks on poured footings and a new supplemental beam put support back where the framing needs it - and keep it there.
Bounce means the support underneath is gone
A floor that springs underfoot is telling you the load path failed somewhere below it. On this coast that is usually a wood post that rotted where it met damp dirt, a pier that settled into sand, a split girder - or joists that were spanning further than they should have from the day the house was framed.
Steel where the wood used to be
We set adjustable steel jacks on new poured footings sized to the load and the soil, run a supplemental beam under the long spans, and sister or replace any joist or girder carrying rot or a crack. The jacks come up slowly and in sequence so the floor above moves without shocking the finishes.
A floor that stays where you put it
The bounce goes out of the room, the squeak usually goes with it, and doors and cabinet gaps stop shifting with the seasons. Because the new supports bear on steel and concrete instead of wood standing in wet ground, the repair does not quietly undo itself the way the original framing did.

- A slow, staged lift so plaster, tile and trim are not shocked

What we won’t do
We will not stack blocks or shim on bare dirt, we will not crank a jack fast enough to crack your ceilings, and we will not put new steel under wet, rotting framing without telling you the moisture has to be dealt with as well.

Why do my floors bounce?
Usually undersized framing or long joist spans, plus original wood posts that have rotted or settled into soft dirt. Steel jacks and a supplemental beam restore support and take the deflection out - a one-day fix on many coastal homes.
Why is my crawl space wet if it hasn't rained?
On the coast, most crawl space moisture is airborne, not runoff. Warm humid air enters through the vents and condenses on cooler framing, ductwork and pipes - the same way a cold glass sweats. Add a shallow water table wicking moisture up through the dirt and the space never dries out on its own.
Do you use subcontractors?
No. Our own IICRC-trained crews do every repair, in every town we serve. The person who inspects your home works for the company that stands behind the warranty.
