What we see under Amelia Island homes

North-end homes in the Fernandina Beach historic district date from the 1880s through the 1910s and sit on unreinforced brick piers and shallow footings, often with little more than sand beneath them. The heart-pine framing is usually sound, but the supports under it have shifted, and a century of added plumbing, ductwork and wiring has cut through the floor system in a dozen places. Repairs here also have to respect what the district will allow to change on the exterior.

South of town the pattern flips. Those lots were cut and filled over former scrub and wetland, and fill placed quickly does not consolidate evenly. Settlement shows up inside the first decade as stair-step cracking through block and stucco, doors that stop latching, and porches or additions pulling away from the main house because they sit on shallower support than the rest of the structure.

Both share northeast Florida's humidity. Dew points here sit in the seventies from May into October, so a vented crawl space stays damp regardless of rainfall. We typically encapsulate first, then match the structural repair to the building: helical piers under lighter historic framing, porches and additions, push piers under masonry that has genuinely settled.
