Every job we do starts here, and it costs you nothing. A technician goes under the whole footprint with meters and a camera, reads moisture in the framing and humidity in the air, checks posts, piers, girders and joists, and leaves you a written report with photos - whether or not there is anything to fix.
Guessing is what makes it expensive
Most crawl space money gets spent on the wrong repair - a dehumidifier under a house with standing water, plastic laid over rotted girders, piers added where the real problem was a downspout. Without readings and photographs you are buying an opinion, and on this coast opinions are usually wrong about which direction the moisture is moving.
Measure first, then decide
We log moisture content in the subfloor, joists and girders, record relative humidity and temperature in the space, inspect every post, pier and beam for rot, crushing or movement, and look at drainage, grading and vents around the perimeter. All of it gets photographed, and the report names the cause rather than the symptom.
You know exactly where you stand
You end up holding a document: what is wet and how wet, what is failing, what can wait, and what a fix costs in fixed dollars. It works for planning your own repairs, for a real-estate negotiation, or as a second opinion on somebody else’s quote - even if you never hire us to do the work.

Every inspection follows the same checklist, and the findings are written down before any price is discussed.

- Condition of any existing vapor barrier, drainage and sump
- Vent, grading and downspout review around the perimeter
- Photographs of every problem area, with locations noted

What we won’t do
We will not quote a repair we have not measured, we will not try to sell you off one alarming flashlight photo, and we will not recommend encapsulation on a house that needs a downspout moved and a vent screen replaced. Sometimes the honest report is that nothing needs doing yet.

Is the inspection really free?
Yes, and there's no obligation attached. We take moisture and humidity readings, check framing and supports, photograph what we find and leave you a written report with a fixed-price plan. If your home doesn't need work, we tell you that and you keep the report.
I'm buying a house. Can you inspect before closing?
Yes, and it's one of the best calls you can make. You get the same free inspection with a written report, photos and repair pricing - documentation you can take straight into negotiation.
Why is my crawl space wet if it hasn't rained?
On the coast, most crawl space moisture is airborne, not runoff. Warm humid air enters through the vents and condenses on cooler framing, ductwork and pipes - the same way a cold glass sweats. Add a shallow water table wicking moisture up through the dirt and the space never dries out on its own.
Which cracks are serious?
Hairline vertical cracks in concrete are often shrinkage and cosmetic. Diagonal or stair-step cracking through brick and block, cracks wider than about a quarter inch, cracks that keep growing, and cracks paired with sticking doors or sloping floors point to active settlement. Those get inspected, not patched.
