Why Amelia Island homes need this, and how we do it

Amelia Island is really two housing stocks, and they fail in different ways, so we inspect them differently. North-end homes in the Fernandina historic district date from the 1880s through the 1910s and sit on unreinforced brick piers over sand. The heart-pine framing is usually sound, but a century of added plumbing and ductwork has cut through the floor system in a dozen places.

South of town the pattern flips. Those lots were cut and filled over former scrub and wetland, and fill placed quickly does not consolidate evenly, so settlement shows up inside the first decade. Either way, northeast Florida humidity keeps the crawl space damp, so we read moisture in the framing and log the humidity before anything else.

Every post, pier, girder and joist gets checked for rot, crushing and movement, and it all gets photographed and written down. You get a report that names the cause and prices the fix, whether that is drying a historic crawl space or piering a settled south-end addition. If the home needs nothing yet, we tell you and you keep the report.
