Why American Beach homes need this, and how we do it
American Beach is a historic beach community on Amelia Island, and its cottages sit on shifting dune sand right in the salt air. Both work against a floor system. The loose sand gives under posts and piers so they settle unevenly, and the salt-laden air rots the base of wood posts and rusts the hardware. Where the cottages were built over long spans, the floors sag and turn springy as that support fails.
We fix it with new steel. Adjustable jack posts go in on proper concrete footings that reach through the loose sand to firmer bearing, and a supplemental steel or engineered beam picks up the long spans the original framing was carrying alone. Rotted posts and rusted supports are replaced. The floor is raised slowly so the old cottage finishes stay intact.
