Repair starts by finding where the good wood begins. We probe and moisture-read every sill, rim and joist, then cut the rotted sections back to sound framing. New pressure-treated sills and rim joists go in, damaged joists are sistered full length or replaced, and soft subfloor gets cut out from below and replaced with new sheathing glued and screwed to the joists. Rusted straps, hangers and duct supports get swapped for hardware rated for salt air, and fallen insulation and torn barrier come out.
Then we deal with why it rotted. On the island that usually means a downspout dumping against the foundation, a broken vent cover, a sump that quit, or a plumbing drip nobody could see. We fix the source so the new lumber stays dry, and if the whole space needs sealing we price encapsulation as a separate option. Most island repairs take one to three days.
